I’ve found the home I want to rent. What’s next?

so that you understand our responsibilities and your own.

You need to be able to prove to us that your annual basic income is at least 2.5 times the annual rent. If you can’t prove this, you’ll need to pay 6 months’ to a year’s rent in advance or have a guarantor. They must be a UK resident and a home owner in England or Wales, with a good credit history and an annual income of at least 3 times the annual rent.
To take the property off the market you need to pay the equivalent of 1 week’s rent. We’ll then take the property off the market for a fixed period to check your references.
We’ll ask you to fill out an online application form so that we can check your references. We’ll use a credit reference company to do this.
Please complete this form fully and accurately. Mistakes could mean that your application is delayed or rejected, and you could lose all or part of your holding deposit.

Once we hear back from the credit reference company, we’ll prepare the tenancy agreement and ask you to come to our offices to sign it. You’ll need to bring your photo ID with you.
Before we can give you the keys, we need to have received a deposit (usually 5 weeks’ rent) and the first month’s rent. The funds need to be cleared in our account when you collect the keys. You can pay by bank transfer, bankers draft or cash.
If we’re managing the property, your deposit will be protected by mydeposits. If the landlord is managing it, they may use a different deposit protection scheme.
Please bring photo ID and a completed standing order form for future rent payments when you come to collect the keys. We’ll give you a copy of the inventory and a schedule of condition at the same time.
