Who Can Own a Beach Hut?
Beach huts in Brighton & Hove are available exclusively to residents. A resident is defined as someone who permanently lives in the area, including homeowners and tenants who pay Brighton & Hove Council Tax. Seafront Office & Licence Transfer
The Brighton & Hove Seafront Office manages beach hut licences. Buyers will need to visit the Seafront Office to sign the licence upon purchase.

Beach Hut Business Rates & Licence Fee
Beach huts are subject to business rates set by the government. The annual licence fee for the period of April 2025 to March 2026 is £521.23 (including VAT), payable annually or by direct debit.
Transfer Fee:
The fee to transfer ownership is calculated as the greater of:
10% of the sale price or
Four times the annual licence fee (excluding VAT) at the time of transfer.

Lifeguarded Beach for Peace of Mind
If you love swimming, paddleboarding, or kiteboarding, you’ll appreciate being close to a lifeguarded beach. Lifeguards are stationed nearby from May to September for added safety.

Parking & Accessibility
Beach Hut 118 is conveniently located between Third Avenue and Grand Avenue. If you're driving, parking is available in Zone N.

Dog-Friendly Beaches
From 1st October to 30th April, dogs are welcome on all Brighton & Hove beaches. During the summer months, they are only permitted in designated dog-friendly areas, which are clearly signposted.
